Data Accuracy Disclaimer
Version 2026-09-25 · Last updated September 25, 2026
Please read this page carefully. Kairos Real Estate Systems compiles information from official government records for your convenience. All Platform outputs — including screening verdicts and scores — are automated, informational outputs produced by software without human review; they are not guarantees, appraisals, or professional opinions, and nothing on the Platform is an official or certified record. "About a minute" and "14 checks" describe the software's process, not the completeness of any government record. Kairos makes no warranty or representation whatsoever regarding the completeness, accuracy, or timeliness of any source record; a record may be incomplete, stale, or mis-indexed by the agency that publishes it. Official records may contain errors, omissions, or delays originating from the source agencies. You must independently verify all findings with licensed professionals, and directly with the applicable official records and authorities, before making, or refraining from making, any real estate, financial, or legal decision. Do not rely on the Platform as your sole basis for any decision.
01 Informational Only — No Reliance
Kairos is an automated screening and information tool. Its outputs are provided for general informational purposes only and are intended solely as a starting point for your own independent due diligence — never as a substitute for it. Nothing on the Platform is an offer, solicitation, recommendation, or professional opinion, and nothing creates any attorney-client, fiduciary, agency, brokerage, or advisory relationship. You are solely responsible for evaluating the information and for any decision you make. To the fullest extent permitted by law, Kairos disclaims all liability for any action taken, or not taken, in reliance on the Platform.
02 Service Availability & Changes
The Platform is under continuous development. Features and outputs are actively developed, may change or contain errors, and are provided on an "as is" and "as available" basis without warranties of any kind, whether express, implied, or statutory, including any implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not guarantee that the Platform, or any data or verdict, will be available, complete, accurate, or uninterrupted.
03 Data Source Limitations
The Platform aggregates official government records for Miami-Dade County. All official-record data carries inherent limitations on accuracy and timeliness that originate with the record-keeping agencies, not with Kairos:
Recording & refresh lag
Official records are updated on the record-keepers' own schedules. Recorded ownership transfers, liens, permits, and other filings may lag behind real-world events by anywhere from a day to several weeks, and some records are refreshed only periodically.
Timing varies by record type
Pending changes not reflected
Zoning, land-use, and flood designations may not reflect pending amendments, variances, map revisions, or other changes that have not yet been formally adopted or published.
May not reflect pending changes
Gaps & errors at the source
Any official record may contain errors, omissions, or temporary gaps, and some records maintained by individual municipalities may not be captured. Kairos presents official-record information as-is and does not warrant its accuracy or completeness.
As-is, verify independently
04 What Kairos Is NOT
Kairos Real Estate Systems is a data aggregation and screening tool. We are not, and do not represent ourselves as, any of the following:
- Not a title insurance agent, title insurer, or abstractor — our recorded-liens check is an automated query of a official records index against the current owner and folio; it is not a title search, title examination, abstract, or opinion of title (Fla. Stat. §§ 626.8417, 627.7711), does not examine the chain of title, and can miss instruments indexed under prior owners, misspelled names, or unrecorded interests
- Not a licensed or certified real estate appraiser — our comparable-sales check compares an asking price you enter to recent recorded sale prices; it is not an appraisal, appraisal report, opinion of value, or broker price opinion (Fla. Stat. §§ 475.611, 475.612) and may not be used for lending, tax, insurance, or litigation purposes
- Not a real estate broker, sales associate, or agent (Fla. Stat. ch. 475) — we do not represent any party, negotiate, list, market, or procure buyers or sellers, and we receive no commission
- Not a law firm and not the practice of law (Fla. Stat. § 454.23) — zoning and land-use findings are software readings of published codes and county records, generated identically for every user; they are not legal advice, not a zoning verification letter, and not a determination by any government agency
- Not a licensed surveyor or engineer — boundary, area, and setback figures come from recorded mapping and official-record data, not a field survey
- Not a financial, investment, or lending advisor — feasibility figures are arithmetic on public inputs, not investment recommendations
05 Professional Verification Required
Before making any real estate decision based on information obtained through the Platform, you should:
- Obtain a current title search from a licensed title company to confirm ownership, liens, and encumbrances
- Verify zoning with the local municipal planning department to confirm permitted uses and any pending changes
- Obtain a boundary survey from a licensed surveyor before closing on any property
- Consult a real estate attorney for all legal matters including contract review, title issues, and regulatory compliance
- Obtain a Phase I Environmental Site Assessment for any property with potential environmental concerns, contamination history, or industrial use
- Consult any other professional appropriate to the property and the transaction — this list is not exhaustive
06 Limitation of Liability
To the maximum extent permitted by applicable law, Kairos and its owners, officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Platform or reliance on data presented through the Platform, including but not limited to loss of profits, loss of data, or loss of business opportunities.
In no event shall our total aggregate liability exceed the greater of the amount you have paid to Kairos in the twelve (12) months immediately preceding the event giving rise to the claim or one hundred U.S. dollars ($100). This limitation applies regardless of the form of action, whether in contract, tort, negligence, strict liability, or otherwise.
For full terms, see our Terms of Service.
07 Verdicts, Scores & Report Accuracy
Screening verdicts (including Go / Caution / Major Flag results), deal scores, and any other outputs generated by the Platform are automated informational outputs and estimates based on publicly available data. They are not guarantees, appraisals, broker price opinions, professional valuations, or professional opinions of any kind, and they do not guarantee any specific result, outcome, valuation, approval, entitlement, or return. These outputs are generated algorithmically and reflect only the data available at the time of generation — they may not account for factors not captured in official records, including but not limited to physical condition, market sentiment, pending regulatory changes, or off-record agreements. A "green" verdict is not an assurance that a property is suitable, buildable, or free of risk, and a "red" verdict is not a determination that it is not.
All Platform outputs are provided for informational purposes only and must be used as a starting point for your own professional due diligence, not as a substitute for it. For full terms governing liability, warranties, and dispute resolution, see our Terms of Service.
Check-specific notices. Recorded liens & judgments: an automated query of a official records index for liens, judgments, and lis pendens indexed against the current owner name and folio; not a title search or opinion of title; delinquent-tax certificates, tax-deed proceedings, and municipal code-enforcement liens are separate records and are not included unless the result says so; obtain a title commitment from a licensed Florida title agent or attorney before closing. Comparable sales price check: a statistical comparison of the asking price you enter against a recency-weighted median of recent qualified sales recorded for similar parcels; not an appraisal or opinion of value; obtain an appraisal from a state-certified appraiser before relying on any value. Zoning, buildable area, and feasibility: software readings of published municipal codes and county records; codes contain conditions, overlays, and interpretive discretion that an automated check cannot resolve; consult a Florida-licensed attorney or the municipality before acting. All checks: a check that does not complete is shown as not completed, never as a clear result, and that screen is not counted against your plan.
In summary: Kairos screens properties and sorts each result as no flags found, caution, or major flags found, and traces each finding to its official record source so you can check our work rather than take our word. That sourcing makes our findings auditable — it does not make them verified. Confirming the underlying records, and the decision to proceed, remain yours, made with the licensed professionals — title companies, attorneys, surveyors, appraisers, and environmental consultants — who are essential to completing a real estate transaction safely.
